After a nightmare experience with another Nashville realty team, and a bank who lost our loan application, we were referred to April by a relative who had found her on CitySearch. It was hard to believe she was really going to help us the way that she promised, but she truly did. She even went above and beyond what anyone else would do. Her team is AMAZING! When we found a property we liked, and wanted to see more pictures, her assistant was able to find more, and e mail them to us -- just instant results and satisfaction all around. She referred us to an incredibly knowledgeable lender, David Porter, He let us know that obtaining our loan would not be a problem. Absolutely thrilled and astounded, we asked what the next step was! He said to go find a house...and that we did! April showed us all the houses we were interested in, and pointed out the good and bad in each one. We finally found the perfect house for our family and we wrote up an offer. She knows all the ins and outs of contracts, and negotiated an AMAZING deal for us, which included appliances, furniture, curtains, and closing costs-- over $5000 in consessions! During closing, we were actually handed a $500 check (a refund of the "earnest money") because she had negotiated so well, that ALL the fees were taken care of! How many people can say that? Which ever side you're on -- buying or selling -- you will want April on YOUR side! This whole experience with April has been life changing. She is an amazing, hard working, and gifted woman. Her knowledge, history, reputation, and awesome team made our home sale and selection process very easy. April and her staff sold our home in the Franklin area in 4 days. Although the actual sales process was relatively short, her preparation and work that led to the sale of our home was a process of over 1 year. April spent many nights working late with us in our home to sort out the many questions we had about upgrading to larger home. She also advised us on the appropriate timing to sell our home based on what we were looking to move into and what the market trends were suggesting. April showed unbelievable patience and understanding when at times I'm sure it was tough. April also handled the purchase of our new home as well. She was more than happy to lead the charge and find us exactly what our family needed. During the selection process, the main thing we appreciated about April was that she constantly communicated with us and we really relied on her input and direction to help guide us. After an initial face to face meeting on our way through town, April knew exactly what we were looking for in a home. Living 500 miles away, this was really important. We called her over the next eight months with questions about potential homes we saw on the MLS. Several times April went to check out these homes to see if they were a perfect match for us. For eight months, the answer was no. Then one Monday, standing inside a home we had questioned her about, she sounded so excited that we got in the car within an hour, and started our drive. We saw the home on Tuesday, put in our offer on Wednesday, and the deal was accepted by that afternoon. We had seen the home one time! But because April knew what we wanted, we trusted her enough to drive the 500 miles on the spur of the moment, and make our offer. I cannot overemphasize how professional April has been throughout the transition from our old home to the new one. Immediately, we felt a connection and realized that she was concerned with our happiness in a new home. Through the close of our new house, she stayed in constant contact and served as a strong advocate for our voice to the sellers, our lender, and all others involved in the process. April was our life line. Due to our use of an out of state lender (Wells Fargo Home Mortgage), who we discovered, far to late, was unfamiliar with the Tennessee market and largely unconcerned with our situation, we experienced unnecessary difficulties the day prior to close that almost cancelled our new mortgage. With our previous home sold and all belongings in transit through a national carrier, my wife and I --along with our two young sons--were financial hostages in a nightmare scenario between homes in Texas and Tennessee. Feeling as if we were out at sea in a life raft, our hope came from April, who stayed in telephone contact with us well into the evening and the next day trying to reschedule our closing to meet the mandate of our lender. While we travelled, she was working with with the seller's agent and our mortgage agent in Texas to resolve the situation. We have never experienced this level of involvement from a realtor and will highly recommend April to new buyers. Since our closing, April has made several visits to the house to see how we have settled, and she has invited us out for dinner twice. She is a giving person and concerned about her clients on a highly personal level. We are glad to call her a friend. My advice for buying a home in Nashville: 1. Use an in-state lender who knows the market. 2. Call April Consulo when buying or selling your home. Her expertise was extremely valuable at every stage of the process; once we had found a great house together, she managed all of the details when I was not in a position to spend a lot of time on it due to a promotion at work. She is NOT a part-time realtor; she was available as late as 11 pm on several occasions to work out details with me and the seller's agent (Margot Dermody, who was also amazing), as well as throughout the day and on weekends. I would recommend her highly to first-time buyers and more experienced buyers alike, because she really knows the business and is extremely thorough and well-connected. We had very specific requirements which were difficult to find in the exact area we wanted and the price range that was acceptable. She spent many weekends showing us homes throughout all of Nashville and making recommendations and giving caution. She even walked through rain and mud to show us property! She was a great guide to the Nashville area for this family who moved here only a few months ago. We initially dealt with each other over the telephone and/or e-mail until I was able to come to TN to meet her in person, and upon meeting her for the first time I felt as though I had known her for a life time. She was warm, friendly, professional and took the time to listen to what my husband and I wanted in a home and a neighborhood to raise our children in. Not knowing anyone in TN we depended upon April to help us make the right choice, and she helped us every step of the way as a buyer's realtor. Recently we were able to see April work as a "sellers" realtor (we recently purchased a larger home) and April was our realtor again (we would not have selected anyone other than April). April really puts her heart into her work. We listed our home in June (had an offer the 1st day it was on the market along with 3 add'l offers -- all rejected by my husband), and had a contract on a house that was to expire the end of August, April kept holding my hand and telling me it just takes the "right" buyer and 1 day before our contract on our other home was to expired, we had a FULL PRICE offer made. 90 days on the market (which is average) April had our home sold and worked hard for us, her marketing efforts were excellent, her recommendation for pricing was on target, I can't say enough wonderful things about April. Her knowledge of real estate is outstanding. When I wanted to cry and was discouraged, April was there telling me it will all work out, and it did. My family moved into our new home this past weekend and again, April helped us find the "perfect" home. Best Realtor in Nashville - Here's why... 09/04/2007 Posted by andrewplank My wife and I were relocating for work (not our first time, so we have experience with realtor selection) and had some reservations about having to sell our home in the current market conditions, so we knew that finding the right realtor to sell our home would be a critical decision. We read about Nashville realtors, interviewed realtors, etc. and our clear decision was April Consulo due to her great reputation, demonstrated experience, and ability to leverage technology to sell homes. April understood our urgency, concerns, and desire to get the most equity out of her home and developed a strategy to effectively price, market, and sell our home quickly. Bottom line, in just 45 days we received a full list price offer on our home from qualified buyers. This far exceeded our expectations and has made our transition comfortable and enjoyable. April is a nice, honest person, with solid communication skills - we enjoyed working with her and developed a great deal of respect for her as a professional realtor serving the best interests of her clients with no exceptions. This was our first home buying experience and we knew there would be many things to check off when looking for a new home. No stone was left uncovered as April walked us through every little detail involved in the home buying process. When we wrote the contract, April suggested to include a termite inspection on all structures on the property even though typical procedure is termite inspection on just the house. Good thing we followed her advice as termites were found in our detached garage. April also named many items on the contract that we never would have thought could have been agreed upon. We ended up getting all appliances, all window treatments, closing costs, and nearly $7,000 of total asking price off of the home. Our final price was 179,000 after and asking price of 185,900. Plus over $3000 of closing costs and thousands in household appliances. April was referred to us by a good friend and we would recommend her to anybody. She knows her stuff and isn't afraid to stay late hours and on weekends to get you into your home. In fact, we were at her office past 11:00 on Friday to make sure our offer got processed! The best thing about April is her honesty. She even told us that our particular house was in such a great location that we shouldn't even worry about calling her if we ever decide to sell it. April is not only an expert at what she does, but she puts so much heart into her job and her clients. It has been such a pleasant experience to work with her. Her personality is always kind, caring, positive, and upbeat! This is the third time April has worked with me as my Realtor. There is absolutely no way I would ever turn to anyone else to find or sell a home for me. I feel very secure in knowing that when I leave her a message, she is going to get right back to me. If I have a question or concern, she will address it immediately! She is always upfront, honest and very clear on her responses. My husband and I have just moved into an amazing home that April helped us get into. She has worked so hard for us, and we appreciate her so mcuh! Wonderful realtor really understands her clients 07/19/2007 Posted by revroy78 When I decided to ditch apartment living for good, I contacted April about finding a house with charm. I had read the positive reviews and was glad to see that she willingly took me on even though I wasn't looking to spend as much as others in the area. Despite this, we looked at plenty of houses in all parts of Nashville. She was knowledgeable and willing to track down any listing that I showed interest in. She wanted to make sure the house was right for me and would never be one that I couldn't easily sell if necessary. Eventually we settled on a house in the Woodbine/Glencliff area that was perfect. In negotiations she showed her tenacity, getting what I believe was the best price for the house. Now I own my first house and I doubt I'd be there if I had relied upon another realtor. April was wonderful throughout the whole process and deserves the positive remarks she's received. I know that when I look to move eventually, she'll be the first person I contact. I'd certainly want her representing me and not the other guy.

She offered us options so we didn't have to settle for less than our ideal home. It's even better than we imagined now that it's ours!! We are truly grateful for everything April did to help us along the way. She and her team are true full service professionals with expertise in all areas. Not a question went without quick response or expert answer (and there were ALOT of questions). Her knowledge and savvy got us our dream first home and we couldn't be more pleased. They have great drive, great follow-through, and a genuine enthusiasm for what they're doing. It didn't matter that we were looking for land, not a million-dollar house...April stayed after it, worked and worked to find us what we were looking for, and never gave up. When we did find our dream property, she walked us through the process, looked after our interests like a (nice) pit-bull, and even took care of the closing while we were out of town...all without a hitch. We would recommend April and Mark without reservation, without hesitation, and with confidence they'll never let you down.
10/03/2006 Posted by mmustangsrus we had the extreme pleasure of meeting april when me & my g/f ( shana ) stopped at her open house in hermitage. i have learned alot from her in the short time that i`ve know her. she`s not only a realtor she`s your friend she truly watches out for your best intrest. a real honest person & she still the same person after the sale. you couldnt ask for a better person to work with she will do everything in her power to help you !! when we were intrested in a certain house but coulnt make up our mind she was willing for use to come to HER HOUSE !! @ MIDNIGHT to help us decide if it was what we wanted.& most people say buying a home is the most stressfull time in your life IT`S NOT WHEN YOU ARE UNDER HER CARE ALL THROUGH THE PROCESS FROM START TO FINISH i could go on & on about how great april & mark are !!!! but i think her rep. speaks for its self !!!!

Each time, just when I think my experience with the April Consulo Team cannot get any better, they exceed my expectations. I am a REALTOR (New Home Sales) in the Nashville,TN area but I use April because she is an expert in general/used home sales. She knows the area, she knows what to look for in buying/selling, and her attention to detail is outstanding. I never have to worry about my transaction with April and Mark. Do yourself a favor, use the April Consulo Team for all your residential/general real estate transactions. She is very professional and very knowledgable. I was very happy with the service she provided. The next time I buy/sell a home I will be using April again!
